Rules & Regulations


ALTERATIONS

Residents are not allowed to make any permanent alterations to the apartment without written approval from Family Housing. The apartment should be in the same condition upon move out as it was at the time of move in.

ANTENNAS, SATELLITE DISHES, AND CABLE

All apartments have television cable outlets. Residents are not permitted to attach exterior radio or TV antennas, aerials or satellite dishes of any type. Residents are held responsible for charges for additional cable services and/or repairs requested by the resident.

APARTMENT TRANSFERS

Transfer fees apply for all internal moves unless move is required by Family Housing. A resident must contact the Family Housing office in order to request a transfer. Moving only occurs between October 1 and March 31 for internal transfers. You will be contacted via e-mail if an apartment becomes available that meets your specifications. Applications for transfers are kept on file for one year only.

To qualify for an internal transfer, the resident must be enrolled full time, have a zero balance in their account, and must have lived in Family Housing for three months.

A $250.00 transfer fee applies for all internal moves unless we require you to move. This fee approximates the cost of cleaning and preparing your vacated apartment for the next resident, plus the rent lost in both apartments while processing the transfer request.

In order to move during the spring and summer months, (April 1 through September 30) we require a letter from your physician indicating the immediacy of your request to move to an apartment that meets the medical requirements.

Transfers for reasons other than those stated above, may be considered during slow months (October 1 to March 31).

APPLIANCES

Washers are only allowed in apartments that have hookups to accommodate them properly. Dryers and dishwashers are not permitted.

DRUGS

The possession, use, sale, manufacture or distribution of illegal drugs, including marijuana and drug paraphernalia (pipes, rolling paper, bongs, etc) is not permitted in Family Housing. They are violations of state law, university policy, and the lease agreement.top

FIREARMS AND WEAPONS

Firearms, explosives, ammunition, and dangerous weapons or materials are not permitted within or upon the grounds, buildings, apartments, or any other facilities of the university. Weapons may include, but are not limited to, BB guns, paintball guns, starter pistol, blow-dart guns, slingshots, martial arts devices, any knife with blade over 3-1/2 inches (kitchen knives excluded).

FIREWORKS

Boulder fire prevention ordinances and housing policy prohibit the manufacture, sale, use, and possession of all fireworks, including sparklers, anywhere within city limits.

FIRE SAFETY

Residents are not to permit conditions in their apartment that will in any way create either a risk of fire or a fire itself, or conflict with the rules and ordinances of the local fire department. No motor vehicles or gas/propane equipment will be permitted inside the apartments. The purposeful activation of a false fire alarm or tampering with fire equipment is not permitted.

Because of the obvious fire hazard, highly flammable materials such as chemicals, gasoline, camping stove fuel, and charcoal starter fuel are prohibited in family housing apartments; do not keep large quantities of paper, rags, or other trash in any room. Place recyclable materials in containers located near the dumpster in the parking lots.

Cooking grills are permitted (Athens Court excepted) on decks, patios, or storage areas.

FIRE CODE VIOLATIONS

The most common fire code violations found throughout Family Housing are as follows: doormats in common hallways in front of apartment doors (Marine A building, Athens North, Smiley B buildings, Newton 1A and 1B); bicycles, chairs, children's toys, strollers, or other items blocking egress exits; the use of space under exit stairs for storage; and storage of combustible materials.

GUESTS

Long-term guests (staying longer than seven days) need to register with the Family Housing office. Residents are responsible for their guests at all times. Guests are not allowed to bring pets.top

LEASE TERMINATION

The most common reasons for the university to terminate a lease with a resident are failure to pay rent on time, change in family or student status, violations of the lease, and the limited lease policy for faculty and staff members.

LOCK OUTS

Resident managers have keys to give access to residents into their apartments in the case of a lock out. Children under 12 years of age are not allowed into an apartment without adult supervision. Only individuals listed on the residents' lease will be given access into the apartment.

MAIL AND PACKAGES

Any parcels or packages sent to residents through the United States Post Office will be delivered directly to a resident's door. If no one is home, the postal worker will leave a yellow postal slip. The resident than has the option of picking up their parcel from the post office or calling the 1-800 number on the slip and arrange for redelivery. Resident mail or package deliveries will not be accepted by the Family Housing office or by the resident managers.

NOISE

Residents are asked to observe the academic interests and close quarters of the community and not make or permit noise that is disruptive, frequent, or severe. A certain amount of noise is normal. See Quiet Hours for more information.

PEST CONTROL/DIRTY APARTMENTS

Pest control is free to the residents. In an effort to keep the problems with pests (e.g. cockroaches, ants, mice, squirrels, etc.) under control, vacant apartments are normally treated with bait traps. Residents may also request treatment or the Family Housing office may mandate treatment. If, during treatment, it is noted that an apartment has excessive grease or dirt build-up, the Family Housing office will send the resident a cleaning notice. Residents are expected to maintain sanitary standards of cleanliness.

PETS

Pets and "visiting" pets are prohibited in Family Housing. Fish are permitted in an aquarium not to exceed 30 gallons. Amphibious creatures and reptiles are not allowed. Fish that are dangerous or harmful to humans are not allowed.top

QUIET HOURS

Quiet hours are in effect in all family housing complexes from 1:00 p.m. until 3:00 p.m. and from 9:00 p.m. until 7:00 a.m. During these hours residents are asked to turn down their stereos and televisions, to have their children rest and play quietly, and, if having guests, to keep their windows closed and talk quietly.

RENTAL PAYMENTS

Monthly rental payments are due to the Family Housing office on or before the 9th day of the month. If rental payment is not received by the 9th, there will be an automatic late fee ($15.00) assessed to the account.

RENTERS INSURANCE

The university shall not assume responsibility for theft, destruction, or loss of money, valuable or other personal property belonging to, or in custody of, the resident for any cause whatsoever, whether such loss occurs in the resident's apartment, storage area, or public area. Residents are encouraged to purchase renter's insurance that covers their personal property and any financial loss due to theft, fire, or other unforeseen causes of any kind under any circumstances.

ROOMMATES AND SUBLETTING

Roommates are allowed only when the residents are over the age of 21 or have junior status (60 credit hours completed) at the university, and the Family Housing office is aware of the situation. Subletting is NOT allowed. Any evidence of this type of activity calls for termination of the lease. Proof of commitment/relation is required when an applicant (under 21) accepts an apartment offer. Leaseholders are required to notify the Family Housing office when roommate information has changed. New roommates must be added to the lease and provide photo ID.

SHOPPING CARTS

Shopping carts/grocery carts are not allowed in Family Housing. Colorado State law prohibits the removal of the carts from supermarket areas. Shopping carts present a hazard for children. There is a $25.00 fine for using shopping carts in Family Housing.

SOLICITING

Soliciting in Family Housing is prohibited. If you see or are visited by a solicitor or salesperson, please call your resident manager or CUPD, 2-6666.

SMOKING

Smoking is NOT allowed in any apartment, hallway, balcony, lobby, or laundry room. Smoking is allowed in designated areas in each court, public sidewalks, and in parking lots. Residents who smoke in non-designated smoking areas will receive one warning letter and be placed on probation for a second offense. If the behavior continues, their lease will be terminated.

SUPERVISION OF CHILDREN

Parents are responsible for the supervision of their children. Children under the age of 12 years must under the supervision of a responsible adult at all times. Family housing activities are not to be used as childcare programs. Parents are required to attend programs with their children. Should a child be found unsupervised, family housing staff is required to contact UCPD.

VACATING RESIDENTS

A vacating resident must give the Family Housing office 45 days written notice as stated in the lease, using an Intent to Vacate form (ITV) available in the Family Housing office. Full vacating instructions are attached to the ITV form and are given to the resident with a copy of their completed ITV. There are specific dates that graduates must vacate:

May - residents must vacate by July 15

August - residents must vacate the Sunday after final exams

December - residents must vacate by December 31

WIRELESS ETHERNET

No personally installed wireless access points or routable gateways are allowed in Family Housing. Only hubs are acceptable.top
